The Office List
Terms of use
Last updated: 29 October 2026
These terms cover use of The Office List: inventory, maps, lists, accounts, enquiries, and tools.
1. Who we are
These terms govern use of The Office List. The Office List is operated by the company registered in England and Wales under company number 13948669. By using the site you agree to these terms. If you do not agree, do not use the site.
Questions: Enquire on this site, or Call Us on +44 20 7989 6100.
2. What The Office List is
The Office List is an occupier-facing office search product. You can browse and filter inventory, save lists, share boards, submit enquiries and viewing requests, request a tour, Call Us, use cost tools, and use guided matching where it is offered.
No fees.
3. Accounts and acceptable use
- Give accurate details when you create an account, join a company record, or send an enquiry.
- Keep sign-in details secure. You are responsible for activity under your account.
- Do not misuse the site: scraping beyond ordinary browsing, attacking infrastructure, submitting spam or false enquiries, or trying to reach non-public staff areas without authorisation.
- We may suspend or end access where we reasonably believe these terms are breached.
4. Inventory and accuracy
Particulars are provided for general guidance only and do not form any part of an offer or contract. Measurements, areas, rents, rates, service charges, availability dates, lease terms, photographs, and map positions are given in good faith and believed correct where we show them, but cannot be guaranteed. Prospective occupiers should make their own enquiries and satisfy themselves on all matters before entering into any commitment.
Some listings come from external inventory. We may show that stock with honesty limits: no invented desk counts, no viewing path where the product blocks it, list-only rows without map pins when coordinates are missing, or incomplete media. Those gaps are intentional. Do not treat a blank field as zero or as a favourable unknown.
Map pins, where shown, are derived from address text or source data when we have it. A pin is approximate location guidance only.
5. How search results are ordered
Default search order is how well a listing matches the brief you entered (office type, size, desks, budget, place, and amenities you specified). Unspecified filters are skipped. Listings with more disclosed facts (photo, price, size, map pin) rank above thinner cards when match quality is equal. Recency means a real available-from date, not a silent feed refresh.
Confirmed catalogue stock may receive a modest ranking boost relative to external inventory feeds. That boost is not a labelled Occupier slot and does not pin catalogue rows above a stronger match from a feed. The exact boost is not published.
Featured listings are an unpaid editorial placement set by Staff. They appear at the top of default search, labelled Featured, and are separate from Best match. Best match is the strongest brief fit on the page, not a paid product and not a popularity score. Choosing rent or size sort uses that comparator only.
Prices shown as supplied from an external feed may still take part in a rent filter or rent sort, with the honesty note on the card.
6. Enquiries, viewings, and tours
Submitting an enquiry, viewing request, or tour request asks The Office List to follow up. It is not a contract for space, a reservation, or a commitment by any landlord or operator. Leads submitted through the product are handled by The Office List. Response times are not guaranteed.
For some inventory, viewing requests may be unavailable in-product. Enquiry remains the supported path.
7. Lists, boards, and guest use
Guest shortlists sit on your device and may not survive clearing storage or changing browser. Accounts keep list and board data as the product describes. We do not guarantee perpetual retention of every saved office.
8. Maps and Google Maps
Search and listing pages include Google Maps features and content. Use of those features and that content is subject to the then-current Google Maps End User Additional Terms of Service and the Google Privacy Policy. Do not remove, hide, or obscure Google Maps attribution on the map.
Place overlay geometry we redraw is licensed as set out on Attributions.
9. Intellectual property
Site design, branding, and original content are owned by us or our licensors. Listing content may be supplied by third parties. You may use the site for personal or internal business evaluation of office space. You may not republish bulk inventory or build a competing dataset by automated extraction.
10. No warranty; limitation
The site is provided as is, to the extent permitted by law. We do not warrant uninterrupted availability or that every listing is complete or current. Nothing in these terms excludes liability that cannot be excluded under UK law, including for death or personal injury caused by negligence, or fraud. Subject to that, we are not liable for indirect or consequential loss, or for decisions you make based solely on listing information without independent checks.
11. Privacy
How we handle personal data is described in our Privacy Policy.
12. Changes
We may update these terms as the product changes. Continued use after an update constitutes acceptance of the revised terms. The date at the top will change when we revise them.
13. Governing law
These terms are governed by the laws of England and Wales. Courts of England and Wales have exclusive jurisdiction, without limiting any mandatory consumer protections that apply to you.
